Does the Condo Association’s Insurance Protect My Home?
There is often a misconception among new and first-time condominium owners that the condo association’s insurance provides all the necessary insurance coverage.
The association’s policy, often referred to as a master policy, HOA master policy, or HOA condo insurance, covers the structure of the building(s), parking lots, tennis courts, and common areas, including the pool area, interior lobbies, and exterior lobbies. Condo insurance also provides liability coverage if a person or persons are injured while on the condo property.
Does Condo HOA Cover the Interior of My Condo?
Generally, the answer is no. A condo’s master policy does not include your unit. You are responsible for providing insurance with an HO-6 policy. This policy protects the interior of your home, including your personal property. The insurance also provides liability protection if someone is injured while in your home.
There are instances when a condo association’s insurance includes some interior coverage of your condo, such as the flooring, cabinets, and built-in appliances with the addition of "all-in" or "single entity" coverage.
